Olde Naples Community Spotlight
Living and working in downtown Naples, I often tell clients that Olde Naples is what classic Naples feels like. The neighborhood has a small town, coastal Florida vibe with a touch of upscale charm. You are within walking distance of the beach, boutiques, art galleries, cafes, world class restaurants, and casual hangouts. Think midday gelato runs or sunset walks to the pier.
Everything feels walkable and connected. You do not need to hop in the car to enjoy a great meal, do a little shopping, or head to the beach. Olde Naples offers a true sense of place. Between the historic architecture, palm lined streets, and coastal breezes, it can feel more like a seaside village than a typical Florida suburb. With my office just blocks away, I love showing homes here because lifestyle and location come together quickly when you can experience it on foot.

Where Walkability Still Exists in Naples, Florida
Naples is not known as a traditionally walkable city, but there are several standout neighborhoods where daily life can happen largely on foot. For buyers who value being close to restaurants, shopping, beaches, and waterfront amenities, these walkable Naples communities offer a lifestyle that is both convenient and highly desirable.
Below are six of the most walkable neighborhoods in Naples, Florida, each offering its own version of accessible coastal living. These are listed in no particular order.
Old Naples
Old Naples is the benchmark for walkable living in Southwest Florida. Residents are steps from Fifth Avenue South and Third Street South, two of Naples’ most popular dining and shopping districts. From coffee runs to sunset dinners, much of daily life can happen on foot, including boutique shopping, galleries, parks, and quick access to the beach. Old Naples combines classic charm, luxury real estate, and true pede ...

Naples is known for luxury living, palm tree lined streets, and resort style amenities that make every day feel like a vacation. The good news is you do not need a million dollar budget to enjoy that lifestyle. Several communities offer pools, clubhouses, fitness centers, and social activities at a price point under 500k. Below are three of my top picks if you want a resort feel without the resort price.
Falling Waters Beach Resort
This East Naples favorite sits in the growing 951 and 41 corridor, an area that keeps adding restaurants, shops, and new development. Falling Waters Beach Resort has a strong social scene built around a tropical lazy river, a large resort pool, tennis, pickleball, bocce, and gated entrances. Lush landscaping gives the entire property a vacation feel. Condos usually range from the low 300s to the mid 400s, depending on size and upgrades. It remains popular with both seasonal and full time residents thanks to the lifestyle and value.

Finding the Right Fit for You and Your Pup
Naples has always been known for its beaches, golf courses, and relaxed coastal lifestyle, but there is another trend quietly wagging its tail across town. More and more homebuyers are looking for dog-friendly communities, and as someone who has lived in Naples since the mid-90s, I can say firsthand that the area is becoming much more welcoming to pets.
Not all neighborhoods are the same when it comes to pet policies. Many of the older condo communities were built when rules were stricter and often limited or prohibited pets. That is starting to change. As new board members are elected and communities adapt to the needs of today’s buyers, we are seeing more flexible pet guidelines across Naples.
A recent article from Naples Press highlights how pet ownership is influencing home buying decisions. You can read it here: Trend: Homebuyers Now in the Doghouse
If you are searching specifically for dog-friendly condos or communities in Na ...
