Older Homes, Great Locations: Finding Value in Naples
Many buyers love Olde Naples, Downtown Naples and the beaches but discover that purchasing in the downtown area may be beyond their preferred budget.
I have been working with buyers who have visited Naples for years. They already know where they enjoy having dinner, where they like to walk and which beach access they prefer for sunset. When we begin reviewing downtown real estate prices, however, the conversation often changes.
These buyers still want the Naples lifestyle, but they are willing to drive a short distance for dinner, shopping or the beach. For buyers in that position, I regularly recommend several established communities along and near the Davis Boulevard corridor.
Kings Lake, Lakewood, Crown Pointe, Moon Lake and Falling Waters are communities I bring up frequently. When golf is part of the search, Glen Eagle and Countryside are two additional neighborhoods I recommend.
These communities provide convenient driving access to Fifth Avenue South, Third Street South and Naples beaches. Actual travel time varies by property, route, traffic and season. If location is a priority, I like to compare the drive from each property at the times a buyer expects to travel.
Kings Lake is one of my favorites. I like its mature landscaping, established streets and mix of single-family homes, villas and condominiums. The variety gives buyers several ways to work within a budget while remaining within convenient driving distance of Downtown Naples.
Buyers can compare updated residences with properties that offer opportunities for improvement. Lot location, lake views, renovations, garage configuration and association responsibilities can all affect value. Explore Kings Lake homes, villas, condos and community information.
Lakewood has an older Florida appearance that many buyers still appreciate. I like its established setting, winding streets and homes overlooking lakes and the golf course. Some properties are ready for a buyer’s improvements, while others have already been renovated.
When evaluating a Lakewood property, I pay particular attention to the lot, view, floor plan, roof, mechanical systems, flood information and overall condition. Learn more about Lakewood homes, villas and condominiums for sale.
Crown Pointe offers single-family homes, attached villas and condominiums in an established lake-oriented setting. I especially like it for buyers who want to enjoy attractive surroundings from their own screened lanai. Its clubhouse, pool and recreation facilities add to the appeal, although fees and responsibilities vary among the individual associations.
Explore Crown Pointe homes, villas, condos and amenities.
Moon Lake belongs on the list when a buyer wants a single-family home in a gated community near the Davis Boulevard corridor. The community includes different home and lot configurations, allowing us to compare outdoor space, maintenance requirements and the amount of home a buyer wants to manage. Explore Moon Lake homes for sale and community information.
For buyers leaning toward condominium ownership, I often recommend Falling Waters on Davis Boulevard. Its landscaping, waterfalls and expansive resort-style pool give the community a distinctive vacation atmosphere without making golf part of the purchase.
Falling Waters contains several condominium neighborhoods, so it is important to compare the individual residence, view, parking arrangement, fees and association rules. This is different from Falling Waters Beach Resort near Collier Boulevard. Explore Falling Waters condos and community information.
When golf is important, Glen Eagle and Countryside are two communities I consistently recommend. Glen Eagle offers condominiums, villas, coach homes and single-family homes in a private golf-community setting.
One important detail is that every Glen Eagle property carries either a deeded golf membership or a deeded social membership. The membership is tied to the property, so we need to verify the category and make sure its privileges fit how you intend to use the club. Explore Glen Eagle homes, condos and membership information.
Countryside is also worth considering because of its golf and renovated amenity setting. For either community, I compare the residence, membership, current fees and outstanding assessments together. Browse current Countryside properties for sale.
Some buyers are comfortable remodeling, while others want a residence where the work has already been completed. These established Naples communities give us opportunities to consider both.
An original kitchen or older flooring does not automatically remove a property from my list. I first want to know whether the location, layout, lot and overall condition justify further consideration. We can then compare the purchase price and realistic improvement costs with similar updated homes.
I also look beyond the finishes. Roof age, air-conditioning equipment, windows, storm protection, flood information, insurance expenses and association responsibilities can matter as much as the kitchen. You can change a kitchen, but you cannot remodel a home into a better location.
I often begin with Kings Lake, Lakewood, Crown Pointe, Moon Lake and Falling Waters. For buyers interested in golf, I also recommend comparing Glen Eagle and Countryside.
Yes. These communities can include updated properties as well as homes with original interiors. Availability changes, so I can focus the search on the amount of work you are comfortable accepting.
I recommend them for convenient driving access. Buyers who want to walk from home to the beach, Fifth Avenue South or Third Street South will need a different location and budget comparison.
Compare property condition, insurance considerations, association fees, reserves, assessments, membership requirements and maintenance responsibilities. These expenses can materially change the cost of ownership.
There is no single answer for every buyer. The best value depends on the property type, condition, view, fees, desired amenities and how often you plan to visit Downtown Naples or the beach.
If you have been visiting Naples for years and want to remain close to Olde Naples, dining and the beaches, tell me your budget, preferred property type and what matters most in a home.
I can help you compare these established communities, identify current opportunities and understand the expenses and property features that affect overall value.
