Best Newer Condos in Naples FL Under 500K
Naples condo buyer guide
Where to find new(er) Naples condos under $500,000
A budget under $500,000 opens up several newer condominium options across North Naples, East and South Naples, and Ave Maria. The right place to begin depends on the location, layout and amenities you want, along with the total cost of ownership. Use this guide to compare communities across all three areas and build a shortlist around your priorities.

What counts as “newer”? For this guide, the main search uses a 2010 minimum year-built filter. That includes newer resales as well as more recent construction. It does not mean every home is brand new or has the same windows, roof, finishes or building features.
Listing searches show prices from low to high with no maximum price. Community searches include all construction years and may show pending listings.
North Naples: communities to compare
For a North Naples search, compare your regular routes to shopping, work and the beach alongside the condo itself. A garage, an upstairs layout or a particular membership can change both the purchase price and the ongoing costs.
Watch for availability
Richmond Park
This carriage-home community near Immokalee Road and Woodcrest Drive has a clubhouse, pool and spa. Neal announced its grand opening in 2018, so construction years should be checked by unit. At the review date, the matches priced up to $500,000 were pending. Check the current search for newly available homes.

Pool, fitness, dining and racquet amenities make Esplanade worth comparing. Golf and club membership categories are tied to the property; do not assume you can switch between them. Active condos below $500,000 appeared in the review, alongside pending listings.

Ave Maria is a separate inland community in Collier County. It is worth comparing if you are flexible about your distance from Naples beaches and downtown. Look beyond the asking price
When I help a buyer compare condos, I want the shortlist to make sense after the recurring expenses and property differences are on the table. Before choosing a favorite, review these four things:
01 · Total ownership costs
Add together condo and master-association dues, any club charges, property taxes, applicable district assessments, utilities and your own insurance. Ask what is included and what is billed separately.
02 · Association records
Review the current budget, financial statements, reserves, meeting minutes, insurance and any assessments or planned projects. Request applicable engineering and inspection reports.
03 · The exact condo
Confirm year built, storm protection, roof and system ages, garage or parking rights, stairs and elevator access. Newer construction alone does not establish a particular feature or condition.
04 · Everyday use
Check current pet and leasing rules, occupancy and approval requirements, and the membership attached to the home. Ask your lender and insurance professional to review the property early.
Questions buyers ask
Can I find a newer condo in Naples for under $500,000?
Yes. The September 30, 2026 search review found active listings below $500,000 in several North Naples, East and South Naples, and Ave Maria communities. Availability differs by community and changes over time, so confirm current status before planning a showing.
What does “newer” mean in this condo guide?
The main search uses a 2010 minimum year-built filter to include condos from the 2010s and 2020s. New construction and newer resale are different categories. Check the construction year of the exact unit; La Piazza is included separately as an older town-center alternative.
How should I choose between Naples and Ave Maria?
Start with the trips you expect to make regularly: work, shopping, dining and beach visits. Drive those routes from the communities you are considering, then compare condo layouts, parking, amenities, membership requirements and total ownership costs.
Can I choose a social membership instead of golf?
Check the membership attached to the specific property before assuming you have a choice. At Esplanade Golf & Country Club of Naples, golf and club membership categories are tied to the home. At The National, confirm the listing’s membership designation and all recurring charges with the community.
Do newer condos automatically cost less to insure or maintain?
No. Construction age is only one factor. Review the association’s budget, reserves, insurance and planned work, and obtain quotes for your own coverage. Confirm the unit’s windows, doors, roof and systems rather than assuming particular features from its age.
