Where I’m Finding the Best Condo Values in Naples Florida Today
The Naples condo market has shifted. Inventory is up, buyers have slowed down, and many sellers are adjusting expectations. While that has created a quieter market overall, it has also opened the door for something we have not seen in a few years.
Real value.
What stands out right now is not older, dated condos trading at a discount. It is newer construction communities that are now priced at levels that simply do not match what you are getting. In several cases, newer condos built within the last 5 to 7 years are now selling at or below pricing from older communities that are 15 to 25 years old.
That is where the opportunity is. Below are three communities that stand out right now.
Avalon is one of the clearest examples of this shift. Built between 2018 and 2019, these units offer modern layouts, impact windows and doors, and a clean coastal design that still feels current today.
One of the biggest advantages here is the location. Avalon and nearby Seychelles sit near the Santa Barbara and Davis Boulevard corridor, where a new mixed use development is planned, including a Whole Foods along with higher end retail and dining. That type of growth tends to bring long term value to surrounding communities.
Back in 2022, 2 bedroom plus den and 3 bedroom units with lake views were trading around $600,000 to $610,000. Today, those same units are now being seen in the mid $400,000s, with many hovering near $450,000 depending on condition and view.

Seychelles is one of the newest condo communities in Naples, built between 2020 and 2023. It features coastal architecture, updated interiors, and full impact protection built to current building standards.

Richmond Park, built around 2019 to 2020, is another standout. This North Naples community offers newer construction, open layouts, impact glass, and a convenient location near shopping, dining, and beaches.
At the peak of the market, many units sold around $550,000. Today, similar units are trading closer to the low $400,000s, with many around $420,000 depending on the property.

On top of that, interiors are more modern, reducing the need for immediate renovations.
When demand returns to the condo market, these newer communities are likely to stand out first, not just for their condition, but for the long term value and lower risk they offer compared to older properties.
