Valencia Trails Market Update
Resort-style 55+ living, newer homes, extensive amenities, and a look at the latest Valencia Trails real estate market.
If you are following the real estate market in Valencia Trails in Naples, Florida, whether you are considering buying, selling, or simply monitoring your property's value, understanding the hyper-local market is important.
Located in North Naples off Immokalee Road, Valencia Trails by GL Homes has become one of the area's best-known upscale 55+ active adult communities. The combination of newer single-family homes, extensive recreational amenities, social activities, and a convenient North Naples location continues to attract buyers looking for an active Florida lifestyle.
Below is my latest Valencia Trails real estate market update, along with an overview of the community, amenities, home styles, location, and important factors buyers and sellers should understand.
May through July 2025 vs. May through July 2026
Valencia Trails recorded encouraging year-over-year price growth while the number of closed sales remained unchanged.
- Closed sales (May, June, July): 13 in both 2025 and 2026
- 2026 median sold price: $1,150,000, up 13.8% from $1,010,652 in 2025
- 2026 average sold price: $1,170,762, up 2.0% from $1,147,589 in 2025
- Median market time for recent closed properties: 78 days
- Highest closed sale: 11724 Peony Terrace at $1,825,000, closed July 27, 2026
Compared with the same period last year, sales volume remained steady while both the median and average sold prices increased. The 13.8% increase in median sold price indicates stronger pricing at the midpoint of the Valencia Trails resale market during this period.
The smaller 2.0% increase in average sold price is also worth noting. Individual luxury sales can have a significant impact on averages in a community with a relatively small number of transactions, which is why I prefer looking at the median, average, individual comparable sales, market time, and specific home features together when evaluating value.
Valencia Trails has been sold out from the builder for more than a year, making it an established resale community. In 2026, buyers have a good selection of resale homes and are paying close attention to price, location within the community, lake views, pools, outdoor living areas, and after-market upgrades. Homes that are well maintained, nicely upgraded, and positioned correctly for the current market tend to stand out, while overpriced properties can take longer to sell in today's more selective market.
Valencia Trails is located in North Naples along Immokalee Road, east of Collier Boulevard. The location provides convenient access to shopping, dining, beaches, healthcare, and I-75 while maintaining a residential setting surrounded by lakes and preserved natural areas.
- Founders Square and Logan Landings: Convenient nearby options for restaurants, shopping, groceries, and everyday services.
- Mercato and Waterside Shops: Popular North Naples destinations for upscale shopping, dining, and entertainment.
- Vanderbilt Beach and Delnor-Wiggins Pass: Gulf beaches are easily accessible from the community.
- Southwest Florida International Airport: Convenient access through Immokalee Road and I-75.
The surrounding Immokalee Road corridor has also experienced substantial residential and commercial growth, giving Valencia Trails residents an increasing number of shopping, dining, and service options nearby.
