Based on current MLS resale data, a large percentage of active listings have already reduced their asking prices, with average reductions of roughly 4% to 5% from original list prices. Several properties have experienced significantly larger reductions after extended time on market.

The average active resale listing has been on the market for approximately 117 days, while closed resale transactions have averaged closer to 69 days on market. The data continues to show a clear pattern: well-priced homes in The Isles are still selling, while overpriced listings are sitting longer and often requiring multiple price adjustments before attracting serious buyers.

Buyers today are paying close attention to value, condition, upgrades, view, and overall presentation. Updated villas and single-family homes with private pools, modern finishes, outdoor living spaces, and favorable water or preserve views continue to generate the strongest activity. Popular villa floor plans such as the Dahlia and Petunia models remain among the most desirable resale options in the community.

The resale market also remains segmented by price point. Entry-level villas and coach homes that are priced competitively are generally seeing stronger demand, while higher-end homes facing more competition are taking longer to sell unless positioned correctly from the start.

For sellers, proper pricing strategy has become critical in today’s market. Buyers in The Isles are educated, watching price reductions closely, and comparing resale opportunities carefully now that inventory has increased. Homes that are realistically priced and show well continue to move, often much faster than competing listings that entered the market overpriced.
