Pricing Your Lot Correctly
This is the second biggest challenge I see. Many out of state sellers have expectations that are not in line with the current market. A two acre lot near Collier Boulevard is worth considerably more than a two acre lot near Everglades Boulevard. Location is the number one factor influencing value. After location, buyers look at size, access, and the makeup of wetlands and uplands. Protected wildlife such as eagles, owls, or gopher tortoises can also influence the ability to build.
When evaluating active listings, keep in mind that many sellers price based on what they hope to get rather than what the market has shown. It is very common to see inflated list prices that do not match recent sales. To determine a realistic value, you must review sold comps from the last 30 to 120 days. Understanding the Location of Your Lot
I receive calls every week from owners who are not entirely sure where their parcel is located. They put your land under contract, then attempt to find a different buyer and assign the contract for a profit. In some cases they make twenty to fifty percent without ever owning the property.
Before agreeing to anything, ask questions such as: Are you buying this land for yourself? Will you wholesale or assign this contract? How long is your inspection period? If they need more than ten to fifteen days, they are likely trying to wholesale the deal. When I work with land buyers, the due diligence period is usually completed within seven to ten days. Legitimate buyers and true investors work fast and do not rely on contract assignments.
