Mortgage Rates Hit Lowest Point in Over a Year, Offering Relief to Buyers and Homeowners
If you're in the market for a new home or considering refinancing, now might be the perfect time. This week, the average 30-year mortgage rate dropped to its lowest level in more than a year, bringing a welcome boost to affordability for prospective buyers and homeowners alike.
According to Freddie Mac, the rate fell to 6.47% from last week's 6.73%. A year ago, the average rate was 6.96%. This marks the second consecutive week of declining rates, bringing it to the lowest point since mid-May of last year when it hit 6.39%.
For those with 15-year fixed-rate mortgages, which are commonly chosen by homeowners looking to refinance, there's more good news. The average rate dropped to 5.63% this week, down from 5.99% the previous week. Last year, this rate was at 6.34%, making this a prime opportunity for those looking to reduce their borrowing costs.
“The decline in mortgage rates does increase prospective homebuyers’ purchasing power and should begin to pique their interest in making a move,” said Sam Khater, Freddie Mac’s chief economist. “Additionally, this drop in rates is already providing some existing homeowners the opportunity to refinance.”
The average 30-year mortgage rate has been above 7% this year, even reaching a 23-year high of 7.79% in October. This sharp increase has added hundreds of dollars to borrowers' monthly bills, deterring many from buying and extending the nation's housing slump into its third year.
In fact, U.S. home sales declined for the fourth consecutive month in June, and new single-family home sales fell to their lowest annual rate since November.
However, recent signs of cooling inflation and a softening labor market have raised hopes that the Federal Reserve may lower its benchmark interest rate next month, which could provide further relief.
