JUST 6 OPPORTUNITIES LEFT TO MOVE IN FOR SEASON AT NAPLES SQUARE
The award-winning Ronto Group announced the Phase II building at Naples Square is rapidly approaching sell-out. Just six opportunities remain available to be in a newly constructed Phase II residence for the 2017 season. Sales volume has surpassed $65 million. Homebuyers continue to have a choice of four Phase II floor plans. Previously sold furnished models showcasing the Phase I Denison and Essex floor plans are open for guided tours with a sales associate.
Naples Square is being developed by Ronto at the corner of 5th Avenue South and Goodlette-Frank Road in downtown Naples. Naples Square’s walkable lifestyle is bringing a sense of cohesion to downtown by connecting 5th Avenue to Bayfront with access on 10th Street via 3rd Avenue South. Naples Square’s walk-able lifestyle and the availability of one and two-story, two and three bedroom plus den floor plans with open-concept living areas and open-air terraces continue to transform how people live in Naples’ downtown district.
One Phase II Ballard residence remains available. The two-bedroom plus den, two-bath Phase II Ballard plan offers 1,529 square feet under air plus a 203 square feet open-air balcony and is base-priced at $740,000. The great room, master bedroom, and guest bedroom open to the balcony. A counter-height island in the kitchen offers seating as well as a stainless steel sink, dishwasher and a food preparation area. The Ballard will be featured as one of three Phase II furnished models and showcase an interior by Robb and Stucky.
One Phase II Chelsea residence is currently available. Base-priced at $825,000, the Phase II Chelsea two-bedroom plus den, two-and-a-half bath plan includes 1,843 square feet under air and a 238 square feet balcony. The great room, master bedroom, and guest bedroom all open to the balcony. The plan features a kitchen with a peninsula counter height bar and food preparation area with a double sink and dishwasher. The owner’s suite includes double walk-in closets and a bath with a glass-enclosed shower and tub and separate vanities. Baer’s Furniture is creating the interior for a Phase II Chelsea model.
Two Phase II Denison residences remain. The Phase II Denison plan offers 2,264 square feet of living space and a 290 square feet balcony. A Phase II Denison model is being designed by Renee Gaddis Interiors. Based priced at $1,075,000, the plan features three bedrooms, a den, three baths, a family room and dining room, an island kitchen with counter height bar seating, and a wraparound balcony accessed from the family room, dining room, and one of the guest bedrooms. The owner’s suite includes a bedroom with a private balcony, walk-in closets, and a bath with separate vanities, a soaking tub, glass-enclosed shower, and a separate water closet.
Two Phase II Franklin residences are also available. The two-story Phase II Franklin plan offers 2,857 square feet with three bedrooms, three-and-a-half baths, a living room with a two-story ceiling and double-stacked windows, a dining room, an island kitchen, and a second floor with a 330 square feet flex room, the owner’s suite, a guest suite, and a laundry room. An optional elevator is available. A glass enclosed shower, soaking tub, and separate vanities are included in the master bath. The Phase II Franklin features a private oversized one-car garage and is base-priced at $1,400,000.
Ronto expects to begin converting Phase III reservations to contracts by the end of February. Ronto and BCBE Construction have submitted construction plans to the Building Department of the City of Naples for the Phase III building permit. Construction is expected to start upon permit approval. Eight Phase III plans from 1,460 to 3,238 square feet under air are priced from $695,000. The Phase III floor plans offer renamed and enhanced iterations of the Phase I plans. The one and two story, two and three bedroom plus den plans include open-concept living areas and open-air terraces. Just two of the Phase III building’s Emerson residences remain available. Fashioned after the 2,469 square feet under air Phase I Essex plan, the Phase III Emerson offers 2,830 square feet under air, a 15% square footage increase.
“The Phase I and Phase II Essex floor plan and now the larger Phase III Emerson plan have been extremely popular,” said Anthony Solomon, Executive Vice President of The Ronto Group. “The design of the building will only allow a certain number of residences with a particular floor plan. It is important for buyers to secure a reservation as early on in the process as possible to ensure they have the greatest selection from which to choose. We’ve already had people talking to us about residences in Phase IV and we don’t expect that building to be completed until some point in 2020.
Phase III residents will enjoy a courtyard amenity deck with an enlarged pool deck and a pool that is 29% larger than the pools in the Phase I and Phase II buildings. The new design raises the pool to a level that is flush with the other areas of the amenity deck and provides a larger area for poolside seating and outdoor dining. A club room and a terrace will open to the pool area and include a bar, large screen television, a billiards room, and a furnished fire pit area on the courtyard level. Other amenities include a fitness center, secure under-building parking, private storage, and bicycle storage within the garage.
